Why January Home Sales Will be Busy
This is an email to Realtors from Real Estate Coach and Super Star Agent Ricky Carruth.
The Pending Homes Sales Report was just released from NAR today showing that October was the lowest levels on record….
They have been tracking pending sales since 2001…
So, this was worse than 2008, and the exact reason why January will be one of the busiest January’s we have seen in a long time…
Let me break it down…
If you look at any real estate market retraction, the longer and deeper the retraction, the larger the market surge is on the backend…
We saw this in 2012.
We saw this in 2021.
And, we will see this in 2024.
Let’s take a look at the January market for the last three year in terms of pending deals:
What you see here is the evidence of online home searches spiking the first week of the new year which leads to reaching out to an agent to show them the homes they like, making an offer and going under contract by the second week of January.
Happens every year…
Of course, this is national data that should be researched for your local market which you can do on Redfin or your local MLS.
Point is everything is going under contract in January!
You need to be listing as many as you can right now while you can becasue this January is different becuase of ALL OF THE PENT-UP DEMAND that has been brewing for the last 18 months…
When do you take advantage of a market surge?
